How Planr works
Planr scans your local planning portal every week, automatically pulling every new planning application from your chosen councils. It extracts the applicant's name, address, and full project details, then scores each lead from 1 to 10 based on your specific trade.
You see a ranked feed of relevant leads. Click any one of them and Planr generates a personalised outreach letter addressed to that homeowner, referencing their exact project. Download it, print it, post it, and you've reached a potential client before your competitors even knew the application existed.
Planr refreshes your lead feed every week. Planning portals publish new applications on a rolling basis, and we collect them automatically, so you'll always have a fresh batch of scored, relevant leads waiting for you when you log in.
The sooner you act on a lead after it's published, the better your chances of beating the competition. Posting a letter the same week a planning application goes live puts you well ahead of anyone waiting for word of mouth.
About two minutes. Tell us your trade, point us to your website (so we can learn your tone and details for the letters), and choose your council. That's it, your lead feed is live and ready to use.
Lead scoring
Every planning application in your feed is scored from 1 to 10 based on how relevant it is to your specific trade. A score of 9 or 10 means the project is a near-perfect match, the kind of work you do every day. A lower score means there might be some overlap, but it's not your core service.
For example, a two-storey rear extension would score a 9 or 10 for a builder, but only a 5 or 6 for a landscaper (who might be needed for the garden once the build is done). The scoring is built in for each trade, no manual configuration needed.
Leads accumulate in your feed, they don't disappear for up to 6 weeks if you don't act on them immediately. That said, the sooner you contact a homeowner after their application goes live, the bigger your advantage. Planning applications can take weeks or months to be approved, so there's often a good window to get your letter in front of them early.
We recommend checking in at least weekly to keep your outreach timely and your pipeline moving.
Outreach letters
Each letter is a professional, print-ready document that includes your logo, contact details, and any accreditations you've listed. It's addressed directly to the homeowner by name and references their specific project, so it reads like you wrote it yourself, not like a mail-merge template.
Planr learns about your business from your website during setup, so the tone and details in every letter sound authentically like you. The result is a letter that stands out from anything generic a competitor might send.
Once you've generated and sent a letter, you can mark that lead as sent in Planr. It's then flagged in your feed so you never accidentally contact the same homeowner again. Simple, clean, and keeps your outreach professional.
Trades
Planr currently supports 18 trades, each with unique lead scoring built in. During signup, you tell us your trade and we handle the rest, your feed is automatically filtered and scored for the work you actually do.
Don't see your trade? Get in touch, we're adding more regularly.
Each Planr account is set up for one primary trade, which keeps your lead feed focused and your scoring accurate. If your business covers multiple disciplines, get in touch and we can discuss the best setup for you.

Yes, absolutely. There are no long-term contracts and no cancellation fees. Cancel whenever you like, directly from your account settings. We'd rather earn your subscription every month than lock you in.
Commercial projects
Yes. Planning portals include commercial applications, new commercial developments, change of use, and larger mixed-use projects, alongside residential ones. If you select the Commercial trade during signup, your feed will be scored and filtered for commercial opportunities specifically.
Trades like builders, groundworkers, and scaffolders will also naturally see commercial applications appear in their feeds when the project type is relevant to their work.
DIY vs Planr
Yes, absolutely, and some people do. In fact, one construction company paid a full-time member of staff around 5,6 days a month just to trawl the planning portal and send generic template letters. It worked, and they won a lot of work from it.
Planr does the exact same job, but in minutes instead of days, with personalised letters that reference the homeowner's specific project rather than a generic template.
Because you're not guessing. A homeowner who has just submitted a planning application has already made the decision to do the work, they need your trade. A letter that arrives referencing their specific project (by name, address, and project type) immediately demonstrates that you're relevant, professional, and ahead of the game.
Cold calls interrupt. Social media ads are ignored. A well-written, personalised letter through the door lands at exactly the right moment, with exactly the right message. That's a warm lead, not a cold one.
Across all 37 councils, Planr surfaces 100+ new leads per week. How many are relevant to you depends on your trade and which council(s) you've selected. Busier councils like Chelmsford, Liverpool, or Bristol naturally generate more applications than smaller districts.
During your free trial, you'll see exactly how many leads your area produces, so you can judge the value for yourself before spending a penny.
